SMIROS & SMIROS was established on timeless principles of design and has spent more than three decades creating new residences, waterfront homes, restorations, and adaptations of existing houses that are both historically grounded and entirely livable. With offices in Glen Cove and Manhattan, our work extends across Long Island from Nassau to Suffolk counties, New York City, South Florida, and abroad.

Across this range of work, the firm does not begin with a predetermined style. Each project instead begins with an understanding of its setting and the way our clients seek to live. The result is architecture formed by place, purpose, and personality.

Heritage

Our architecture emerges from a close reading of each setting and the traditions to which it belongs. The work ranges from Shingle Style and Tudor residences to Art Deco-inflected apartments and contemporary urban interiors. In historic restorations and adaptations, we begin by identifying the qualities that give an existing house its character. In new residences, precedent provides a living language rather than a fixed formula. Research, proportion, and regional building traditions guide the design, allowing each home to respect its context without becoming a reproduction of the past. Heritage is not simply preserved, but re-imagined for contemporary living.

Permanence

Great architecture begins with classical proportion, balance, and hierarchy so that spaces intuitively make sense even as we seamlessly integrate the highest level of modern comfort. We seek out materials not merely for their initial beauty but for their endurance and character acquired over time. Architectural details are woven into the concepts from day one, while architecture shapes movement, and interiors invite you to live within. Through landscape, we ground each project in its setting, forming a cohesive whole designed to outlast passing trends and remain meaningful for generations. Permanence comes from judgment, restraint, and the art of building well.

Dialogue

Our process begins simply by listening and taking the time to understand a client’s aspirations, daily routines, and the experience they hope to create. From there, we work side-by-side with builders, artisans, and consultants, serving as both guide and active participant while keeping the full project team aligned. We explore ideas openly and communicate decisions clearly so that the original vision survives the complexities of construction. Drawings of exceptional clarity and precision support this exchange, preserving coherence from the broadest gesture to the smallest detail. Our relationships often span decades and multiple projects, with clients and professional collaborators alike. Dialogue carries the work from first conversation to completion, sustaining the trust and shared understanding on which lasting architecture depends.

Jim Smiros, AIA

As founding partner and Director of Design, Jim brings a deep respect for architectural history to residences shaped by their setting and the lives lived within them. A native of Long Island, he earned his Bachelor of Architecture from New York Institute of Technology and studied in Rome, where antiquity and the Renaissance formed his enduring appreciation for proportion, craftsmanship, and cultural continuity. After beginning his career with Edward Durell Stone & Associates, Jim established a practice grounded in artistic vision, construction knowledge, and close attention to each client’s aspirations and needs. He approaches every project as both a creative undertaking and an act of responsible stewardship.

Jason McHugh, AIA

Jason first joined the firm in 2003, and in recognition of his dedication and contributions was the first architect to be elevated to Partner since the firm’s founding. A graduate of Norwich University, where he earned his bachelor’s and master’s degrees in architecture, Jason is known for his exacting standards, disciplined approach, and unwavering commitment to seeing each project fully realized. Beyond the studio, his interest in light, material, and composition continues through photography focused on architecture, travel, and place. His photography appears in Assouline’s Travel by Design book, featuring travel imagery by architects and designers from around the world.
